Thursday![]() We have uploaded new photos to our Flickr page of the 11 house affordable housing project that was completed this spring. The previous pictures were taken during the installation of the photovoltaic panels and prior to the seeding of the lawns, so these pictures show a completed view of the project as the new owners get to experience it. Labels: affordable, energy efficient, first time home buyers, Hilltown CDC, housing, Laurel Road, photos, PV panels Wednesday These pictures are of a recently project were TCI gutted the bathroom of 1950's ranch which had some water damage due to a previous renovation in the 80's. All of the fixtures and finishes were removed, down to studs and subfloor, and built back up to create a new finished space. The cabinets are Kraftmaid Huntington natural maple with a Roma Marble gloss white top with an integral sink. The knobs (above and below) are custom painted by the owner and installed by TCI. The flooring is a Mannington resilient vinyl flooring simplicity series. This bathroom shows well nice and simple a 7' x 8' bathroom can be put together. ![]() ![]() ![]() ![]() Labels: bathroom, Kraftmaid, maple, ranch, Roma marble, small ![]() TCI recently completed an 11 unit new housing development as part of a first time home buyer's program by the Hilltown Community Development Corporation. The houses were designed by PRFA+LDa Architects to be not only affordable, but to also to be are designed and built to be highly energy efficient. Through a deliberate siting strategy each of the houses take advantage of daylighting, shading and photo-voltaic roof panels. Each of the houses also makes use of highly efficient cellulose insulation, windows and doors and extensive draft stopping to create a tight shell to minimize heating and cooling costs for the life of the building. The Energy Star audit suggests that these houses will use less than 40% of the energy of a conventionally built home. The 1950s design had a very small and dark feel to the on the interior accentuated by the low ceilings. We opened up the living room of the house by creating a two story space utilizing the stairway and added light and air by topping the stairwell with an operable skylight. Another benefit to the layout was the added second story bookshelves outside of the new office.
